Project Description:

Arte Construction was appointed as Principal Designer and Principal Contractor for the fire remediation and façade refurbishment of iQ Bankside student accommodation in London Bridge. Procured through a two-stage tender, the project includes extensive preconstruction services to develop the design and establish cost certainty.

The proposed works comprise replacement of combustible composite cladding and render with A1/A2-rated materials, alongside new cavity barriers, fire stopping, upgraded sheathing and thermal improvements. Intrusive investigations of the existing light-gauge steel frame informed the structural assessment and façade fixing strategy.

Our team coordinated design development, statutory requirements, Party Wall Awards and Network Rail asset protection arrangements. A structured approach to design reviews and information management supported the Gateway 2 submission and preparation for construction following regulatory approval.
