Having successfully delivered several fire remediation projects, our team is fully on board with the BSR Process and Part 2 of the Building Safety Act 2022 objectives. We understand our role as duty holder under the CDM regulations and Building Safety Act and are fully committed to following the guidance detailed by the BSR Process that include specific requirements throughout; Early Design, Gateway 1, Technical Design, Gateway 2, Construction between gateways, Gateway 3 and Occupation.

 

We fully understand the importance of storing all information submitted as part of the building control approval application correctly to ensure that the Golden Thread is maintained to enable building owners and occupiers to understand and keep it safe. We will ensure that the information is accurate, easily understandable and can be accessed by those who need it and is up to date. In doing so, we will ensure that:

 

• The Golden Thread applies through design, construction, occupation, refurbishment, and ongoing management of buildings.

 

• We show that the building was compliant with all applicable functional requirements of building regulations during its construction.

 

• We provide evidence of meeting the requirements of the new building control route throughout the design and construction and refurbishment of a building.

 

• We identify, understand, manage, and mitigate building safety risks to prevent or reduce the severity of the consequences of fire spread or structural collapse throughout the lifecycle of a building.

 

• We store, manage, maintain and retain in line with the Golden Thread principles.

The Golden Thread of information will be provided in an electronic format for the purpose of holding the pertinent information. The procedures to maintain any Golden Thread of information in the electronic facility will be highlighted.

 

We will work with the Principal Designer to:

 

• Create and develop the Golden Thread, help manage and update this throughout the design phase.

 

• Ensure that any design work done during the construction phase is captured in the Golden Thread.

 

• Ensure that the Golden Thread meets the required standards/principles; and co-operate and share information as necessary.

 

As Principal Contractor, we will

 

• Manage and update the Golden Thread throughout the construction phase.

 

• Finalise the Golden Thread and hand it over to the client at building completion.

 

• Ensure that the Golden Thread meets the required standards/principles; and,

 

• Co-operate, collaborate, and share information with the Principal Designer, as necessary.
